The bungalow, spread over 13,200–13,350 sq ft, is located in the premium neighbourhood of Mumbai’s Colaba area along Shahid Bhagat Singh Road. Overlooking the Arabian Sea, Bakhtawar (one who brings good fortune) is among the most expensive standalone bungalows in the city.

As per real-estate experts, the property commands a valuation above ₹150 crore. Some market observers believe that the value and Tata legacy could push the figure much higher in the coming years.

Recently, reports emerged that Tata Sons had leased the bungalow for a five-year term at a starting monthly rent of ₹17.56 lakh. The agreement reportedly involved Ewart Investments, a Tata Sons subsidiary that owns the property.
