M3M India’s Gurgaon International City reflects a shift towards integrated urban development.
India’s urban growth is redefining the way its cities are planned and expanded. Growth is no longer driven by isolated residential towers or standalone office districts. Instead, the focus is shifting towards integrated urban developments that combine employment, housing, mobility, and lifestyle infrastructure within a single ecosystem. In this evolving landscape, real estate is increasingly being viewed as economic infrastructure rather than a purely transactional sector.
Across global markets, the most productive urban regions are built around integrated districts where businesses, talent, housing, and social infrastructure coexist. India is now adopting a similar model, as congestion, commute inefficiencies, and sustainability challenges demand a more holistic approach to city-building.
M3M India recognised this transition early. Since 2010, the company has aligned its growth with infrastructure-led urbanisation, focusing on developments that support long-term economic productivity. Under the leadership of Mr Pankaj Bansal, Promoter, M3M India has steadily expanded its role from delivering premium commercial and luxury residential projects to building large-scale integrated urban destinations.
Commenting on the vision behind Gurgaon International City, Mr Pankaj Bansal, Promoter, M3M India, said,
“With Gurgaon International City, we are building more than a city. We are shaping the next chapter of India’s urban ambition. Our aim is to attract global corporations that represent innovation, sustainability, and responsible growth, while creating an environment that supports people, businesses, and communities together.”
Planned across 150 acres, with scope for expansion to nearly 200 acres, Gurgaon International City is envisioned as one of the largest integrated urban projects in the Delhi NCR. The company has outlined a planned investment of approximately ₹7,200 crore, with a projected topline of around ₹12,000 crore over the lifecycle of the development.
Located in Manesar, Gurgaon International City brings together data centres, innovation parks, clean industry zones, EV hubs, retail avenues, hospitality components, and premium residential districts within a single master-planned ecosystem. The first phase, spanning 50 acres and RERA-approved, includes 300 plots designed for technology-driven enterprises and non-polluting industrial units aligned with India’s digital and manufacturing priorities.
Large-scale integrated developments such as this are critical to employment generation and long-term urban efficiency. M3M India’s projects have generated over 1 lakh direct jobs across construction, design, and operations, while supporting more than 5 lakh indirect livelihoods across logistics, services, and allied sectors. By clustering employment hubs closer to residential and lifestyle zones, Gurgaon International City improves workforce efficiency, reduces commute stress, and enables continuous economic activity throughout the day.
As integrated developments gain importance, projects such as Gurgaon International City illustrate how real estate can function as economic infrastructure, fostering productivity, sustainable growth, and urban resilience.
