Building regularisation plan: Jharkhand approves regularisation for illegal buildings; policy aims to impact five lakh households and boost state revenue
Ranchi: Buildings up to 10 metre height constructed without sanctioned plans will soon be regularised by the state govt.
Under the ‘Jharkhand Regularisation of Unauthorisedly Constructed Building Rules, 2025’, which was approved by the state cabinet on Wednesday, such buildings which are not flouting any other norms will now be granted legal status.
“The policy will apply to G+2 buildings only. A fee will be charged for such buildings which have been constructed without proper approval of building plans and they would be regularised. However, these buildings must not be flouting any other construction norms,” said Sunil Kumar, principal secretary of the state urban development department on Thursday.
The policy will be applicable to commercial and non-commercial buildings constructed in 300 square metre area. The minimum fee for regularisation is Rs 10,000 for residential building and Rs 20,000 for non-residential building.
“Now that the policy has received approval from the cabinet, the notification for the implementation will be issued shortly and then people will be able to apply for the regularisation of their buildings through an online portal,” Kumar added.
Once an application is filed, scrutiny will be conducted by the concerned department and, if all criteria are met, the building will be regularised.
The Federation of Jharkhand Chamber of Commerce (FJCCI) has welcomed the move. Aditya Malhotra, FJCCI president, said, “It is a landmark decision for the state and will likely impact at least five lakh households. We have been pushing for this policy for a long time. Now, those who had unauthorised buildings will finally have proper ownership of their houses. It will also increase the govt’s revenue and will be good for the development of the state.”
Sujeet Bhagat, an architect and head of Licensed Technical Personnel of Jharkhand, said, “This is a commendable move by the govt as house owners will be able to get legal ownership of their property after paying a certain fee.”Get real-time updates and result insights on the CBSE 12 Result 2026.
