MahaRera clears over 10K housing projects in FY26

Nagpur: The Maharashtra Real Estate Regulatory Authority (MahaRera) approved 10,379 housing projects in the financial year 2025-26, reinforcing its regulatory oversight while providing a major boost to the state's real estate sector. The approvals consisted of 4,204 fresh project registrations, corrections in 2,488 projects, and timeline extensions granted to 3,687 developments, indicating both expansion and active compliance within the sector.In a statement, the state regulatory authority stated that the approvals come amid continued emphasis on transparency and adherence to the Real Estate (Regulation and Development) Act, 2016, which mandates developers to obtain MahaRera's clearance for any alterations or extensions beyond originally sanctioned plans. Officials maintained that securing such approvals is "essential for maintaining project validity and ensuring timely completion", particularly as projects risk being classified as lapsed if developers fail to follow due process.Regionally, the Mumbai Metropolitan Region (MMR) dominated with 5,494 approved projects, followed by the Pune region with 3,566. Vidarbha accounted for 563 projects, Khandesh 520 and Marathwada 203, reflecting uneven but widespread real estate activity across Maharashtra.At the district level, Pune led with 3,150 projects, followed by Thane (1,714), Mumbai Suburban (1,696) and Raigad (939). Palghar reported 568 projects, while Nagpur accounted for 474 out of Vidarbha's total. Nashik recorded 454 projects, Mumbai City 375, Sambhaji Nagar 155, and Kolhapur and Satara 145 each. Ratnagiri stood at 134.Officials emphasised that developers are required to declare definitive completion timelines at the time of registration, and any delays necessitate formal approval for extension. "Seeking MahaRera's nod for corrections and extensions is crucial from the homebuyers' perspective," the authority noted, underlining its role in safeguarding consumer interests.The press release attributed the high volume of approvals to rigorous scrutiny and streamlined processes within its registration department, ensuring that only projects meeting legal, technical, and financial criteria are cleared. The data reflects both sustained demand and tighter regulatory enforcement, shaping Maharashtra's real estate market.
