Property rates in Indore set for major surge
Indore: Property prices in Indore are set for a significant hike after district valuation committee tabled a proposal on Saturday to revise Collector's guideline rates for 2026–27 financial year.The proposal suggests increasing rates at 2,606 locations across district, with hikes ranging from 10% to 185%.The registration department analysed data from April 2025 to Jan 2026 using Sampada 2.0 software which revealed that market values in many areas significantly exceed current guideline rates. In some instances, properties valued at Rs 10,000 per sq metre were registered at Rs 50,000 per sq metre—a staggering 500% difference. Consequently, the committee proposed adjustments to bridge this gap.As per key highlights of the proposal, out of the current 4,840 locations, 2,606 will see an increase, while rates at 2,774 locations will remain unchanged. The hike will affect 1,351 urban and 1,255 rural locations. While most areas will see a 21% to 50% increase, the Collector instructed that rates in areas where registration values are 230% higher than the current guideline be increased from the proposed 150% to 200%. The same may be further revised in certain locations.Also, 158 new colonies will be added to the official guideline list for the first time. To streamline the process, 597 locations will be merged with adjacent areas. Mhow leads the list with 175 mergers, followed by Indore-3 (129) and Indore-2 and 4 (105 each).The proposed rates will be made public for seven days, from March 16 to March 21 at Sub-Registrar offices 1, 2, 3, and 4. Residents are encouraged to submit their suggestions or objections during this period.
