Town development plan will be prepared for Parandur to make it modern urban centre: Stalin
CHENNAI: A town development plan will be prepared to transform Parandur into a modern, well-planned urban centre, leveraging the proposed airport as a catalyst for economic growth and an improved quality of life for its residents, chief minister M K Stalin said on Friday.
Stalin said new town development plans are being prepared for other growth centres like Thirumazhisai, Minjur, Tiruvallur, Chengalpet, Kancheepuram, Mamallapuram and Maraimalai Nagar as well. He made this announcement while inaugurating FAIR PRO 2025, a real estate expo organized by the Confederation of Real Estate Development Authority of India (CREDAI) in Chennai.
Sources in the Chennai Metropolitan Development Authority (CMDA) confirmed that a consultant had been appointed to create the development plan. "The plan will include a connectivity strategy, particularly with the metro extension to Parandur, along with provisions for utility services, economic zones centred around aero city development and a cargo village, residential and commercial spaces, social infrastructure, educational and healthcare facilities, environmental considerations, and a detailed regulatory framework," said a CMDA official.
The objective of these urban development plans is to decongest Chennai, create new economic hubs, establish robust transportation links, and promote sustainable development in the Chennai metropolitan region.
"Over the past decade, the preparation of such plans had stagnated, but our govt is committed to revitalising this process," the official added.
Additionally, ten regional plans are being prepared to develop cities and villages across the state. Plans are being formulated for 136 cities, including Coimbatore, Madurai, Hosur, Salem, Tirupur, Trichy, Vellore and Tirunelveli.
"The comprehensive plan for Hosur has been recently released, and the plans for Coimbatore and Madurai will be unveiled next month," said the chief minister.
Three new suburban bus terminals have been established at Kilambakkam, Madhavaram and Kuthambakkam to alleviate congestion in Central Chennai and improve connectivity to outer ring roads and transportation hubs.
"The Kuthambakkam bus terminal will soon be open to the public. Furthermore, modern transportation hubs in Chengalpet and Mamallapuram would be launched next year to meet the growing transportation demands of the Chennai Metropolitan Area," he added.
Under the single-window system and online building permit system, project approvals for land division and buildings have increased by 45%. The approval timeline has been significantly reduced from 180 days to 64-90 days.
"We introduced the self-certification scheme on July 22 last year, and since then, 51,000 building permits have been issued. The housing department is working on further simplifying the process by uploading 100 pre-approved building projects," he stated.
S Sridharan, vice president of CREDAI National, South, highlighted that Tamil Nadu saw approximately 34,000 RERA-registered units in 2024, marking an 8% year-on-year growth over the past three years. The demand for plotted layouts surged by 20% in 2024, with 14,000 plots registered. P Kruthivas, convenor of FAIRPRO 2025, also addressed the gathering.
