Sattva's Shivam Agarwal on Blending Security and Luxury: The Rise of Smart Vault Living
In India, luxury has long been synonymous with sprawling villas, curated amenities, and gated communities. But as wealth profiles change, so do homeowner expectations. Beyond designer kitchens and infinity pools, there is a rising demand for something more enduring—secure, accessible storage for assets that define legacy.
Recognising this shift, Bengaluru-headquartered real estate leader Sattva Group has introduced a first-of-its-kind concept in Indian housing: residential communities with built-in, bank-grade vaults.
“This new offering, positioned as a legacy layer of living, has the potential to redefine premium housing in India, where tradition and modern aspiration often go hand in hand,” says Shivam Agarwal, Vice President – Strategic Growth, Sattva Group.
India is estimated to hold over 25,000 tonnes of gold, along with diamonds, heirlooms, and vital documents passed down through generations. Yet, access to lockers remains limited, with waiting lists stretching for years. Even the wealthiest families face the paradox of abundant assets but inadequate storage.
Sattva’s vault-integrated housing addresses this gap head-on, with the first rollout planned at Sattva Vasanta Skye in Sattva Urbana, minutes away from Bengaluru International Airport.
Here, vaults are more than storage—they’re a lifestyle innovation. Residents can access lockers 24/7 through biometric scans, with robotic arms retrieving them seamlessly and securely. Protected under military-grade systems and insured up to ₹1 crore, these vaults eliminate the hassle of distant bank visits and rigid hours.
For Sattva, the move reflects its philosophy of “building beyond buildings.” Karishmah Siingh, President – Sales, Marketing & CRM, Sattva Group, explains, “We’re creating a new category that delivers genuine peace of mind and long-term value.”
The concept could soon reshape what premium living looks like. Just as clubhouses, gyms, and pools became community staples, vaults may emerge as the next defining amenity in modern communities.
Yet, this is not a story of luxury alone. Sattva continues to weave social responsibility into its journey. Earlier this year, in partnership with Sankalp India Foundation, the group’s three-month blood donation drive across its IT parks collected more than 350 units to support children with thalassemia. “Every unit of blood represents hope for children whose lives depend on transfusions,” reflects Agarwal.
It is this duality—innovation paired with impact—that gives Sattva’s vault innovation its resonance. By embedding secure vaults into homes, the Group is shaping a future where luxury extends beyond lifestyle to mean security, legacy, and peace of mind.
