XSIO buys 7 acre land near Mumbai airport for Rs230 crore

Nagpur: City-based XSIO Logistics Pvt Ltd has clinched a deal to acquire a seven-acre land parcel adjacent to Chhatrapati Shivaji Maharaj International Airport in Mumbai for ₹230 crore. The acquisition is part of a larger logistics project in the state capital, involving an estimated total investment of ₹470 crore.The Mumbai project is currently at the pre-construction approval stage. Once approvals are secured, the company plans to complete the project within three years of commencing construction.
Sources said the acquisition marks XSIO's formal entry into the ultra–high-value urban logistics segment. Located near Terminal 1 of the Mumbai airport, the land enjoys significant strategic importance and is among the most premium and tightly held parcels in the Mumbai Metropolitan Region.XSIO, in partnership with multinational investment management firm Blackstone, already operates a logistics facility near the Samruddhi Expressway in Nagpur as part of a ₹1,100 crore investment commitment in the city's logistics sector. Blackstone is also partnering with XSIO on the Mumbai project.The company plans to develop a state-of-the-art, partially temperature-controlled in-city logistics park with an estimated built-up area of three lakh square feet. The facility is aimed at tapping the growing urban consumption base of the state capital. XSIO plans to offer space to a diverse mix of occupiers, including multinational corporations, quick commerce players, cloud kitchens, pharmaceutical companies, digital storage providers, and experience centres. Sources said the proximity to Terminal 1 further enhances the project's strategic value.The Mumbai project is part of XSIO's broader expansion plans. The company is already working on logistics facilities in Kurla in Mumbai and Wardhaman Nagar in Nagpur, and is also scouting other high-density nodes across the state.According to sources, Mumbai's consumption dynamics are undergoing rapid transformation. The sharp growth of quick commerce and online delivery platforms, along with expanding pharma, biotech, and healthcare services, has fuelled rising demand for urban micro-warehousing solutions.
