The BMC has proposed a detailed planning exercise to prepare local area plans (LAPs) around Mumbai Metro Line 3 stations, covering land use, traffic, and infrastructure studies.

In the first phase, four stations will be prioritised under Transit Oriented Development (TOD) regulations, with an approved budget of Rs 1.37 crore and GST exemption.

Roads between 12 and 45 metres wide will be surveyed to examine structural conditions, pavements, dividers, lanes, and obstacles affecting development.

The LAP exercise is expected to cover all 27 stations along Metro Line 3 and is targeted for completion by March 31, 2028. Planners will use satellite imagery, field surveys, and traffic studies to assess the current urban conditions in areas surrounding each metro station.

Household surveys, traffic flow analysis, pedestrian movement, parking patterns, and circulation plans will be conducted using stratified random sampling methods.

Open-source satellite imagery and on-site verification will be used to prepare detailed land-use maps and situation analysis reports for all study areas.

Rough cost estimates for necessary road improvements will be prepared, excluding beautification elements, alongside detailed road design proposals.

For each metro station area, the LAP reports will include land-use analysis, development proposals, infrastructure interventions, and implementation frameworks.
