HMDA puts premium plots in Banjara Hills, Mokila up for sale

Hyderabad: After record-breaking land auctions by the Telangana Industrial Infrastructure Corporation (TGIIC), the Hyderabad Metropolitan Development Authority (HMDA) has returned to the auction block—this time with prime parcels in the heart of the city.

For the first time, land in Banjara Hills is up for grabs, alongside plots in Mokila, Medipally, and other fast-growing zones. The e-auctions will run from June 17 to 30.

HMDA has notified 176 land parcels for auction, including a marquee 8.24-acre plot in Banjara Hills with an upset price of Rs 99 crore. The state govt expects to raise around Rs 1,500 crore through the auctions.

Other parcels include 100 plots in Mokila, 68 plots in Medipally layout (Medchal Malkajgiri district), and smaller bits in Narsingi, Peerzadiguda, Chandanagar, Bairagiguda, and Bowrampet.

Officials said the Banjara Hills land is strategically located near the Integrated Command Control Centre, with plans to link it to the PVNR Expressway and the international airport. “The land is close to hospitals, hotels, institutions, and KBR Park. Fortune 500 companies are also located within a 10 km radius. The location is considered the gateway to Hyderabad’s western growth hub,” a senior HMDA official said.

Premium pricing has been set for Mokila, where the minimum rate is Rs 50,000 per sq yard, with larger plots of 300-400 sq yards included. In Chandanagar and Suraram (Quthbullapur), the upset price is Rs 60,000 per sq yard. Medipally plots are pegged at Rs 45,000 per sq yard, Narsingi at Rs 50,000, Bairagiguda at Rs 40,000, Peerzadiguda at Rs 40,000, and Bowrampet at Rs 30,000.

The Banjara Hills parcel will be auctioned on June 19, while other plots will go under the hammer on June 17, 24, 29, and 30.
