Ghaziabad: The
Ghaziabad Development Authority (GDA) has commenced a land and drone survey to acquire 541.1 hectares from eight villages for Harnandipuram township.
The township’s contours, vetted by the GDA Board, will span from Pipeline Road in the north of the city to Northern Peripheral Road in the east and Morti in the south. The Hindon river will flow by certain parts of the township.
Of the 541.1 hectares to be acquired, a lion’s share — 247.84 hectares — will be acquired from Nangla Ferozepur, followed by 123.97 hectares from Shamsher.
About 54.20 hectares will be acquired from Shahpur Morta, 53.26 hectares from Bhowapur, 39.2 hectares from Champat Nagar, 11.83 hectares from Bhanera Khurd, and 8.72 hectares from Mathurapur. Around 2.58 hectares will be acquired in Morti.
As per one estimate, Rs 10,000 crore will be needed to develop Harnandipuram, most of it set to go into acquiring land.
While state govt will bear 50% of the land cost under the CM Urban Expansion New City Promotion Scheme, GDA has to cover the rest.
“GDA will need to raise at least Rs 5,000 crore for the new township. To meet the cost, we have hired a Lucknow-based agency to carry out its land and property audits. It will be monetised to meet the cost of the township. The agency has been asked to submit its report in two months,” an official said.
For the remaining amount, the GDA will have to bank on the fees accumulated under the compounding head and from the map layout charges.
