Neglected suburb to prime destination: Lodha reshapes Kothrud

While Pune has undergone rapid transformation over the last few decades, the development has been uneven, with some areas falling behind the curve. One such suburb was Kothrud, which despite rapid construction activity taking place since the 1970s, remained a largely neglected locality. Kothrud however continued to have high cultural significance because of its rich heritage, historical temples, and excellent educational institutions.
This neglect led to haphazard development, garbage-strewn streets, traffic congestion and the area being considered down-market for homebuyers and investors. This is when some developers strategically identified the suburb for its growth potential, which has led to its complete makeover in a short span.
There are numerous instances of regions being completely reshaped on the shoulders of developers—from Gurugram to BKC in Mumbai and Gachibowli in Hyderabad which was an unused arid land and is now the most sought-after location in southern India because of strategic investments and real estate development.
Recently, Lodha which entered Kothrud with the launch of Lodha Palais, its premium residential offering, contributed to the overhaul and clean-up of Kothrud’s internal road that for many years was being used as a garbage disposal and sorting area. Lodha, with its philosophy of ‘Building a Beautiful Life’, not only set a benchmark in luxury real estate but also transformed the space by sanitizing and beautifying the streets to improve community life.
As part of the initiative, Lodha deployed its own 24x7 security, liaised with police authorities to conduct regular rounds, and improved street lighting, which has led to women residents and families feeling safer. Lodha also resolved the messy parking issue by having a P1/P2 parking plan implemented, such that vehicles can now be parked on only one side of the road on alternate days while moving out old junked vehicles that were clogging up the road.

Today, Kothrud wears a sophisticated look and is considered among the most sought-after places to live in Pune, which is also attracting other developers to launch projects, and evoking renewed interest from authorities in upgrading civic infrastructure and connectivity to further unlock the area's potential. As a result, property prices are soaring, increasing 39% over the last three years, offering excellent value to homebuyers and investors.

The ongoing infrastructure development, including the construction of new schools, hospitals, shopping centers, and recreational facilities, is also greatly improving the quality of life for Kothrud residents. The growing presence of IT parks and commercial districts nearby has made Kothrud an increasingly attractive residential option for professionals. 
Kothrud's future now appears promising with ongoing infrastructure projects and an increasing demand for premium living spaces. As Lodha Palais and other developments continue to raise the bar, Kothrud is poised to set standards for the development of desirable and dynamic neighborhoods.
