DDA vice-chairman: Only a few homes being launched below Rs 30 lakh

NEW DELHI: Delhi is grappling with the problem of a large number of unauthorised colonies and affordable

housing

seems to be the only solution for such localities. The city continues to face a mismatch between demand and supply. A large number of people are still not able to buy homes as property prices are on the higher side.

Speaking at the 15th National Convention of NAREDCO, the

Delhi Development Authority

’s (DDA) vice chairman, Tarun Kapoor said, “A large number of unauthorised colonies have come up in Delhi because of the mismatch in demand and supply. We have not really allowed private developers in Delhi to come and build group housing. Land was not given to private developers to construct large group housing.

DDA

has now started making large housing projects and policy level changes are being made to promote affordable housing.”

DDA has made three main changes to promote affordable group housing - auctioning plots for group housing projects to developers,

land pooling

and planned development of private plots in the capital.

“We have allowed 15% FAR over and above the permissible FAR for EWS/ affordable housing in Delhi. Land pooling is going to be the biggest thing. It is like developing a full city. For end-users, the price becomes very important from the affordability point of view. Only a few developers are now launching units in the lower price category of Rs 20-30 lakh and very few are launching flats for Rs 10 lakh or less than that,” says Kapoor.

DDA

land pooling policy

is expected to have 17 lakh new housing units which will house more than 70 lakh people. It also launched a single window online portal on February 5, 2019 for inviting registrations under the land pooling policy. The final date for registration was extended and will now remain open till September 6.
